In these terms, “we”, “us” and “our” refer to 3 Peak Property Solutions. “You” and “your” refer to any person visiting our website or using our services.
These Terms and Conditions govern your use of our website. Separate terms may apply to quotations, bookings and work carried out at your property.
2. Use of Our Website
By accessing or using our website, you agree to use it lawfully and responsibly.
You must not:
-
Use the website for any unlawful or fraudulent purpose.
-
Attempt to damage, disrupt or gain unauthorised access to the website.
-
Copy, reproduce or use website content for commercial purposes without our written permission.
We aim to keep the website accurate and up to date but cannot guarantee that all information is complete, error-free or available at all times.
3. Our Services
3 Peak Property Solutions provides painting, decorating and other property-related services. The precise work available will depend on the requirements of each project.
Information on our website is provided for general guidance and does not constitute a binding offer to carry out work.
All work is subject to an agreed quotation, availability, property inspection where required and written confirmation of the scope of work.
4. Quotations and Bookings
Where we provide a quotation, it will set out the proposed work and price, together with any relevant conditions.
Unless otherwise stated in the quotation:
-
Quotations are based on the information available at the time they are prepared.
-
Additional work or changes requested by the customer may incur extra charges.
-
Any changes to the agreed work or price must be agreed before the additional work is carried out, wherever reasonably practicable.
-
Start dates and completion dates are estimates unless expressly agreed otherwise.
We reserve the right to review a quotation if significant differences are discovered between the information provided and the actual condition or requirements of the property. Any revised price must be agreed with the customer before proceeding with the affected additional work.
5. Prices and Payments
Prices, payment schedules and any applicable deposits will be confirmed in the relevant quotation or written agreement.
Customers agree to pay invoices in accordance with the agreed payment terms.
Where additional work is requested, the cost and payment arrangements will be agreed before that work proceeds, wherever reasonably practicable.
If a payment is overdue, we may take lawful steps to recover the outstanding amount. Any interest or recovery costs will only be charged where legally permitted.
6. Cancellations and Changes to Bookings
If you need to cancel or rearrange a booking, please contact us as soon as possible at info@3peakprops.co.uk.
We will work with you to agree an alternative date where possible.
Any cancellation charges will be subject to the terms agreed for the booking and applicable consumer protection legislation.
Consumer cancellation rights: Where a contract is entered into online, by telephone or away from our business premises, you may have a statutory 14-day cancellation period. Exceptions and special requirements can apply, including where you request that services begin during that period. We will provide any legally required cancellation information and forms when applicable.
Nothing in these terms removes any cancellation rights you have under UK law.
7. Customer Responsibilities
Customers are responsible for:
-
Providing accurate information about the property and the work required.
-
Ensuring we have safe and reasonable access to the agreed work areas.
-
Informing us of known hazards, defects or relevant restrictions at the property.
-
Removing or protecting personal belongings where agreed as part of the preparation for work.
-
Making agreed arrangements for parking, access and utilities where required.
We will take reasonable care when carrying out work and protecting the property. Any specific preparation or protection arrangements should be confirmed before work begins.
8. Materials and Workmanship
We will carry out agreed work with reasonable care and skill and in accordance with applicable legal requirements.
Materials will be selected in accordance with the quotation or any subsequently agreed specification.
Where existing surfaces, damp, structural defects, poor previous workmanship or other unforeseen conditions affect the work, we will explain the issue and discuss any necessary changes with the customer.
We cannot guarantee a particular result where it depends on existing conditions outside our control. However, this does not affect any rights or remedies available to customers under applicable law.
9. Complaints and Defects
We aim to provide a professional and reliable service.
If you have concerns about work carried out, please contact us at info@3peakprops.co.uk, explaining the issue and providing photographs where helpful.
We will investigate the matter and discuss an appropriate resolution. Where work does not meet the agreed requirements or our legal obligations, we will consider the remedies available under the contract and applicable law.
Customers should give us a reasonable opportunity to inspect and address reported issues where appropriate. This does not restrict any statutory rights or urgent remedies that may be available.
10. Liability
We accept responsibility for our obligations under the contract and applicable law.
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.
Subject to the above, we are not responsible for losses arising from circumstances beyond our reasonable control or from inaccurate information supplied by the customer, except where the law provides otherwise.
Nothing in these terms affects your statutory consumer rights.

Unless otherwise stated, the content of this website, including text, logos, photographs, graphics and branding, belongs to 3 Peak Property Solutions or is used with permission.
You may view and use the website for personal, non-commercial purposes. You must not reproduce, distribute or commercially exploit website content without obtaining the necessary permission.

Please refer to our separate Privacy Policy for further details about the information we collect, how we use it, how long we retain it and your rights.
14. Events Beyond Our Control
We will not be held responsible for delays or failure to perform contractual obligations to the extent that these are caused by events beyond our reasonable control, such as extreme weather, serious supply-chain disruption or emergencies.
We will notify affected customers where reasonably practicable and discuss revised arrangements. This clause does not remove any statutory rights or obligations.
15. Changes to These Terms
We may update these website Terms and Conditions from time to time.
The latest version will be published on our website with its updated date. Changes to website terms will not retrospectively alter an existing customer contract unless agreed or otherwise permitted by law.
16. Governing Law
These website Terms and Conditions are governed by the laws of England and Wales.
Where you are a consumer, you may also benefit from any mandatory legal protections applicable in your place of residence. Nothing in these terms limits any rights you have to bring proceedings in a court where the law allows you to do so.
